An agent-first model stated in full: an 80/20 split, a $15,000 annual cap, and 100% commission the moment you pass it.
Commission Split
You keep 80% of every commission you earn. The brokerage's 20% goes toward the marketing, support and brand power that help you win the listing in the first place.
Annual Cap
Your contribution to the brokerage is capped at $15,000 for the year. Once you reach it, the split is behind you — not a sliding scale that moves against you.
After the Cap
Every commission dollar past the cap is yours, for the rest of the year.
Transaction Fee
A flat, published fee per closed transaction. No add-ons at the closing table.
